LIP Invest, leading investment manager for Logistics Real Estate in Germany, is acquiring a high-quality distribution centre for shipments of DHL Express Germany GmbH in Erlangen-Frauenaurach, Kraftwerkstraße 27-29, for its funds.
The property is characterized in particular by its flexible delivery options: On one side of the hall there are three so-called PuD fingers (Pick-up and Delivery), which can be used by small vans via 96 docking stations. 35 truck loading gates with dock levellers, eleven ramp gates for sprinters and a ground-level access gate provide additional loading and unloading options. The 82 parking spaces in front of the property can be reached via a separate driveway, so that they do not form an obstacle when manoeuvring during operation. Next to it is a barrier system and a porter’s house including a pick-up counter for parcels.
The total rent area of the building occupies 8,000 square meters of the 35,700 square meter site. The self-supporting hall with a height of 8 meters and a surface load of 5 tons can be used as a distribution centre for third parties. The property is within walking distance of public transport stations and offers a large number of bicycle parking spaces. Sanitary facilities for drivers are provided outside. As part of its ESG strategy, LIP will install a photovoltaic system on the roof.
The Deutsche Post DHL Group has been using the property for its subsidiary DHL Express Germany GmbH since 2015. “The distribution centre in Erlangen is benefiting from the rapid growth in e-commerce. DHL thus generates around 25 percent of its volume. Logistics real estate, especially the parcel distribution centres, are of crucial importance in online trading in order to ensure smooth and fast deliveries. Therefore, this purchase is a good addition to our existing portfolio”, says Natalie Weber, Head of Logistics & Research at LIP Invest.
The seller of the distribution centre is a project company of the Franconian Geis Group. In this off-market deal, LIP received technical support from albrings+müller and both legal and tax support from WALCH RITTBERG NAGEL. The ESG due diligence was carried out by ES EnviroSustain.
The Nuremberg logistics region is strategically located on several long-distance routes, including the A3, A6, A7 and A9. In addition, there is the possibility of using all options of transport via Nuremberg Airport, the port and the GVZ. The location is therefore an important transshipment point for local and long-distance traffic.
