Located south-west of Cologne in the district of Euskirchen, the new multi-user site offers 54,000 square metres of logistics space. On the 3rd of August, the Munich-based investment firm LIP Invest and Fiege celebrated the start of construction with representatives of the city of Zülpich, the architectural office Jürgen Schlake, and the general contractor Goldbeck International. The logistics centre is scheduled to be completed by summer 2021. Fiege will operate the development itself for various customers and rent the object on a long-term basis.
“Construction will be completed in just under a year. Zülpich will then be a new important location for our growing healthcare division”, says Jan Fiege, Managing Director, Real Estate. “The site in Zülpich fits our requirements very well and is conveniently located near both the A1 and A61 motorways.” From Zülpich Fiege will supply healthcare providers, such as hospitals or medical suppliers, throughout Europe with products from various customers in the pharmaceutical industry.
The building is being erected with five separate sections, one of which is designed to store hazardous goods. 300 truck and car parking spaces are planned on the 100,000 square metre property. Building regulations allow full usage of the site 24 hours a day, 7 days a week. Access to the building is through 38 loading docks and numerous ground level bays.
LIP Invest and Fiege value sustainability. The use of highly-efficient LED lighting, electric vehicle charging stations, smart control systems and an efficient energy concept are all geared towards environmentally friendly operation of the site. In addition, a gold certification according to the German Sustainable Building Council (DGNB) is planned.
“We are very pleased to be able to further diversify and expand our “LIP REAL ESTATE INVESTMENT FUND - LOGISTICS GERMANY II”, which was launched in 2019, with this high quality real estate in one of the most attractive logistics locations in Germany and with one of the leading logistics companies as a tenant”, says Bodo Hollung, Partner and Managing Director of LIP Invest.
Throughout the acquisition with a forward funding structure, LIP Invest was advised legally by REIUS, received tax advice from Ebner Stolz, technical advice from Drees & Sommer and was supported by EnviroSustain in the ESG analysis.
