LIP Invest hands over completed new logistics building to Fiege

LIP Invest, leading investment manager for logistics real estate in Germany, hands over a new logistics centre in Zülpich, An der Römerallee, to the tenant Fiege on schedule. The LIP Investment was implemented together with Fiege as developer and future tenant and with Goldbeck International as general contractor.

The 54,000 square metre new building consists of five units, some of which are designed for the storage of hazardous materials, as well as two office buildings and a gatehouse. Access is via 39 ramp gates - one per unit is a jumbo gate - and three ground-level access gates. The parking areas offer space for up to 300 cars and trucks.

All those involved planned the new building in a resource-saving way: The building was equipped with highly efficient LED step lighting with presence detectors, an overarching building management system, the charging infrastructure for electromobility and a photovoltaic system. The electricity thus generated can be used directly by Fiege as the operator of the hall. As ecological compensation, 135 trees and around 2,500 shrubs were planted on the site. The logistics centre is to receive a DGNB Gold certificate.

New Fiege HealthCare location supplies medical products for all of Europe

Despite the Corona pandemic, the logistics centre was completed in only eleven months of construction time and handed over to the new user Fiege on time at the end of June. For Fiege, the location west of Cologne is an important branch for its growing HealthCare division.

In the multi-user centre, tenant Fiege will, among other things, handle the logistics business for a leading international company in the field of medical and safety technology, supplying products for this purpose to worldwide healthcare facilities as well as industrial customers, public clients and specialist dealers.

Off-Market Forward Funding Transaction

LIP Invest had already acquired the multi-user centre before construction began last year as part of a forward funding transaction and prevailed in an off-market deal among hand-picked investors. Bodo Hollung, partner and managing director, explains on the occasion of the completion of the new building: "The property is conveniently located in the city triangle of Aachen, Bonn and Cologne. Thanks to its proximity to the BeNeLux border as well as the Rhineland conurbations, Zülpich is suitable as a logistics location for long-range distribution with a pan-German as well as a European orientation. For this high-quality and versatile new building in one of the most sought-after regions in Germany, we have invested over 50 million euros and have thus been able to further expand our portfolio in a targeted manner."
